The Lagos State Government on Monday, disclosed that it has identified 176 unauthorized estate developments spread across the Eti-Osa, Ajah, Ibeju-Lekki, and Epe regions of the state.
It has issued a 21-day ultimatum to the developers to initiate the process of obtaining layout approvals.
In a document released by the Ministry of Physical Planning and Urban Development, the state revealed that these estates lacked proper layout approvals, a statutory requirement for real estate developments in Lagos.

Permanent Secretary of the Office of Physical Planning, Oluwole Sotire, explained that the failure of the estate promoters to secure these approvals runs contrary to the state’s sustainable development goals and undermines the implementation of the T.H.E.M.E.S+ Agenda.

“The illegal estates compromised the sustainable development ethos and the T.H.E.M.E.S+ Agenda of the government by operating without approved layouts,” Sotire stated.
Among the listed estates are Adron Homes in Elerangbe, Aina Gold Estate in Okun-Folu, Diamond Estate in Eputu, Prime Water View Garden in Ikate Elegushi, and Royal View Estate in Ikota, alongside several others.
The government has directed the owners of the affected properties to visit the Ministry of Planning and Urban Development at the Secretariat in Alausa, Ikeja, within 21 days to submit the necessary documents required for layout approval.
Sotire emphasized that this move aligns with the Ministry’s core responsibilities to oversee orderly physical development across the state. He noted that approving estate layouts helps ensure a well-planned, resilient, and smart urban environment.
He further advised developers and practitioners in the real estate sector to comply with regulatory standards by registering with the Lagos State Real Estate Regulatory Authority (LASRERA), the body charged with overseeing and monitoring the conduct of real estate players in the state.
